What the inspection covers

We evaluate observable conditions in safely accessible areas, subject to the inspection agreement, utilities, weather and safety.

Structure, exterior and roofing

Foundation and nearby drainage, visible structural components, roof covering and structure, exterior surfaces, doors, windows, attic, fireplaces and chimneys within the agreed scope.

Electrical, plumbing, heating and cooling

Accessible electrical panels, distribution components, outlets and fixtures; visible plumbing, fixtures, drains and water heaters; heating, cooling and accessible distribution components.

Interior and appliances

Interior surfaces, doors, accessible appliances, ventilation and garage-door components within the agreed scope. An inspection is not a warranty, a code-compliance certification or a guarantee that every defect will be found.

Free thermal imaging included

Thermal imaging helps identify surface-temperature patterns in accessible areas of potential concern. Results depend on conditions and require interpretation; the camera does not see through walls or independently confirm moisture. Read about thermal imaging uses and limitations.

Residential Inspection Pricing

Base fees for one residential building, based on heated square footage:

Through 1,500 sq. ft. — $400
1,501–1,999 sq. ft. — $450
2,000–2,499 sq. ft. — $500
2,500–2,999 sq. ft. — $550
3,000–3,499 sq. ft. — $600
3,500–3,999 sq. ft. — $650
4,000–4,499 sq. ft. — $700
4,500–5,000 sq. ft. — $750
Above 5,000 sq. ft. — $750 plus $0.18 for each square foot above 5,000

Example: a 5,400-square-foot home has a base fee of $822 before other applicable fees. Thermal imaging is included at no additional charge.

Property conditions and additional fees

Home more than 50 years old or age unknown — add $50
Crawlspace — add $50
Additional building — $100; confirm the building and scope
Out-of-area travel — $120 for properties more than one hour from the inspector’s home; confirm eligibility

Confirm size, access and the total property-specific fee before booking. Septic and well-water testing are no longer offered.

Limited re-inspection / follow-up

$120 for up to one hour to check agreed items repaired by the seller following the buyer’s repair request. This is not another full-property inspection and does not re-inspect previously working items or items outside the specified repair request. Confirm the items and access arrangements.

Commercial and multi-family quotes

Call (479) 335-3335 with the address, floor area, use, number of units and access requirements. Multi-family base fees for units under one roof are $550 for 2 doors, $800 for 3 doors and $1,000 for 4 doors. Confirm scope and total pricing before arranging an appointment. These properties are arranged directly rather than through the standard residential calendar.

Available discounts

Cash payment: $20. Repeat customer: $30 when Rhombus inspected for you as the buyer within the last year. Military: $35 with service ID. Confirm eligibility and whether discounts can be combined.
